Did you know? By law, real estate agent fees are ALWAYS NEGOTIABLE?

When you talk to real estate agents about listing your home, you always have the right to request or negotiate a reduced commission or even a flat fee. Now… this isn’t something most agents offer during listing appointments — and many real estate agents generally don’t discount their fees. However, we think it’s important to know you have options if you’re thinking about selling!

We are upfront about this because we want ALL sellers to understand their options when it comes to real estate fees! Plus, we know that some home sellers prefer to handle deals themselves and just want a few basic services — like a FSBO MLS listing in HAR and help with document and transaction management.

Real Estate Listing Frequently Asked Questions:

We have a three-tier discount listing menu, so you can select the listing-side service and fee that meets your needs. Note: By law, real estate agent commissions are always negotiable. Please contact us via phone or email with any questions about our fees and services.

We provide pricing guidance on every listing plan. For MLS+ and 1% Listings, we perform a detailed analysis of the current market, called a Comparative Market Analysis (CMA). We analyze your home against similar recently-sold, pending and active listings to determine a target listing price that should attract buyers, and offers, for maximum value.

Real estate agents do need a signed Listing Agreement to legally publish your listing in the MLS, and it allows us to represent your interests for marketing purposes and throughout the sale transaction. Per Texas real estate law, listing agreements can be terminated at any time.

We’ll discuss staging and other sale prep ideas during your listing consultation. There are many easy DIY things you can do to make your home appealing to potential buyers. We’ll discuss ways to show off the best aspects of your home to potential buyers, too.

We are a full-service real estate team that taps both traditional and cutting-edge digital marketing tactics to put your home in front of as many agents and potential buyers as possible. We also coordinate needed documents, work the negotiations on your behalf, and navigate the deal every step of the way to the closing table.

Yes! Open House events are a great way to launch your new sale listing and attract serious buyers fast. We do in-person public open houses, agent-only events, and virtual/online live open house events. To attract as many potential buyers as possible, we promote open house events via online and social media tools, area signage, and direct invites to area buyer’s agents.
